Tender for Operating snack bars in the Departure Check In area & Arrival Visitors area of New Domestic Terminal (T1)
Cochin International Airport is in the process of renovating its old International terminal to New Domestic terminal (T1) with an area of over 5 lakh square feet to meet its ever growing passenger growth. The terminal is expected to be commissioned by December 2017. CIAL has the fourth largest International passenger traffic in India and ranks seventh overall. The total passenger movements for the year 2016-17 was 8.97 million out of which 4 million was domestic traffic.
CIAL wishes to provide a world class Food & Beverage experience in the new Domestic Terminal and invites tenders from reputed and eligible bidders in this regard.
The Food & Beverage areas in the new Domestic Terminal pertaining to this tender are given below:-
· One snack bar in the Departure checkin area
· One snack bar in the Arrival Visitors area
The above F&B outlets in the areas specified above will be awarded to a single concessionaire through a competitive tender process.
Scope of the License
Domestic Departure Check In Area & Arrival Area
For the snack bar in the check in area & arrival at Level 1, only bare space will be provided by CIAL. Electricity & Water connection at a single point and water drainage will be provided by CIAL. Snack bar shall ensure availability and provide the following items at the below mentioned rates to all pass holders
Normal Tea (150 ML) – Rs 15.00
Normal Coffee (150 ML) – Rs 20.00
Parippu vada – Rs 10.00
Uzhunnu Vada – Rs 10.00
Banana Fry – Rs 15.00
Period of License
The License period for the concession shall be for 3 years.
Eligibility criteria for bidders
The following agencies will be eligible to participate in the tenders;
(a) Agencies having at least 3 years’ experience in operating a Snack bar/ Food court/Restaurants/Hotels/Catering Agencies. Turnover of not less than Rs.2 Crores in any one of the preceding 3 years is required.
Should have VAT registration and PAN.
Documents to be submitted
i) VAT Registration certificate
ii) Certificate from Clients or Contract copies showing three years’ experience.
iii) Copy of PAN Card
iv) Audited Balance sheet & Profit & Loss statement for last three years. (If FY 2016-17 is not ready, previous three years may be submitted)
The Tender Process
CIAL will invite tenders from eligible bidders. Bidders will be permitted site visits and may clarify any technical or operational requirements.
The revenue share percentage fixed by CIAL for each snack bar is 25%. The bidders shall quote for minimum guaranteed annual License fee payable to CIAL for the first year. The Licence shall be awarded to the bidder that quotes the highest minimum guaranteed annual Licence fee payable to CIAL for the first year. A 10% escalation shall be applicable on the licence fee for each subsequent year of operation.
The period of License is for 3 years.
Monthly License Fee
The Licensee shall pay the Minimum Guarantee quoted in their bid form or actual monthly turnover multiplied by revenue share percentage whichever is higher

The following timelines need to be adhered to unless modified by CIAL.
