TENDER FOR OPERATING ONE WELLNESS SPA IN THE INTERNATIONAL DEPARTURE TERMINAL OF COCHIN INTERNATIONAL AIRPORT.

1.    Introduction

1.1      CIAL intends to tender out bare space for operating One Wellness SPA in the International departure Security hold area of T3.

2.    Licence

2.1      The Licensee shall use the Location for the sole purpose of setting up, operating, maintaining and managing a SPA which should include facilities like Waxing, foot reflexology, Facials, Manicure & pedicure and other body treatments & services in accordance with the provisions of the Agreement, during the license Term.

 

Location                : Inside International security hold area (Existing SPA location between boarding gate No: 4 and No: 5.

 

Area                       : 500 Sft

 

Licence fee            : The licensee shall pay as Licence fee to CIAL 25% of the Gross monthly turnover subject to a Minimum Guaranteed Monthly Licence fee to be quoted by the licensee in his bid form. The minimum bid amount is fixed at Rs.2, 25,000/-(Rupees two lakh twenty five thousand only). The tenderer has to quote above the Guaranteed Monthly Licence fee.

 

Period of Licence  : 4 Years

 

Escalation             : 10% every year

 

Security deposit   : 10 months licence fee as Interest free security deposit.

 

Tendering Process: Licence will be allotted to the bidder who offers maximum monthly Licence fee to CIAL

 

2.2      An escalation of 10% will be applicable on the minimum guaranteed monthly licence fee quoted for each subsequent year of operation.

 

2.3      An EMD of Rs 2 Lakhs has to be submitted along with each tender.

 

2.4      The successful bidder shall deposit with CIAL a refundable Interest free security deposit (IFSD) equivalent to 10 months minimum guaranteed monthly licence fee offered by the bidder in his bid form. Half of security deposit shall be in the form of bank Guarantee (in CIAL’s format) and other half in the form of the form of Demand draft.  CIAL shall have the right to deduct from the IFSD for any amount due from the licensee.

 

2.5      Once the licence is allotted, the Licensee shall furnish to CIAL the draft of the design, layout plans and other engineering details of the outlet including materials and electrical fittings planned.

 

2.6      The Licensee shall not sublet/sub-contract or sub licence or assign any portion of the allotted licence/service, or any of their rights, duties and obligation under the agreement. Any such activity on the part of the Licensee will be considered as a violation of the terms of the licence and Cochin international Airport Ltd shall be entitled to terminate the licence.

 

2.7      If the Licensee is a Franchisee, then he shall submit certified copies of franchise agreements for ownership/use of the brand, declaration/undertaking from the brand owner and any other documents as may be required by CIAL in relation to the brand.

3.    Tender Process

3.1   The Tender document will be issued on payment of Rs 2240/-(non refundable) by Cash/ demand draft favoring Cochin international Airport Ltd, Payable at Ernakulam on any working day between 9.30 hours to 16.00 hours (IST) up to 18th February 2023 from the commercial department of Cochin International Airport Ltd. If the bidder is using the soft copy version of the tender document, the bidder need to submit a DD amounting to 2240/- favouring CIAL along with the technical bid.

 

        The bidder can be a proprietary concern, Partnership firm or a Company. 

3.2      Tender may be submitted by the Bidder, provided the Bidder has:

 

Turnover of not less than INR 1 Crore, in any one of the last Five years.

AND

Either operating in Any Airport

or

Bonafide business experience of not less than 1 year in the last 5 years, in operating a SPA at any of the malls or in 4/5 star hotels/ High Streets or other establishments.

 

 The criteria set forth in clause 3.2 shall be referred to as Eligibility Criteria.

 

3.3      The tender shall be basically a two bid system comprising the following:

(a)    The Technical bid

(b)    The Financial bid

(c)    Letter of Undertaking  & Unconditional acceptance letter in the format

3.4      The Technical bid should consist of the following information in the form and manner as set out under

(a)    General Information regarding the Bidder  including operational experience

(b)   Brief Profile of the bidder

(c)  Copy of Certificate of Incorporation/Partnership deed if any

(d)   Audited P & L and balance sheet for the last 5 financial years.

(e)   Copy of PAN and GST Registration

(f)   All pages of this tender document duly signed & sealed

(g)  Letter of Undertaking  & Unconditional Acceptance letter

(h)  EMD of Rs 2 Lakhs as bid security

(i)  Experience certificate from malls or  4/5 star hotels/others confirming 1 years’ experience

(j)  Tender document fee if any

             Only Financial Bids of the technically qualified parties will be opened.

3.5      The Bidder shall submit the Sealed tender in one Master envelope and must be marked as PRIVATE AND CONFIDENTIAL. It should contain both financial bid and Technical bid in separately marked sealed covers placed inside the master envelope.
