TENDER FOR OPERATING BUSINESS CENTRE AT COCHIN INTERNATIONAL AIRPORT LIMITED

  1. CIAL wishes to provide some facilities to cater to the meeters, greeters & passengers waiting outside the terminals. As part of this exercise, CIAL wishes to provide a Business Centre with facilities for photocopying & scanning of documents, faxing & internet facility. CIAL shall provide only a bare space outside the terminals in the International terminal. The Licensee must build up the Business Centre after obtaining approvals for the design from CIAL.     

           

2.   Objectives set out by CIAL for setting up Business centre in the International Terminals are: -

 

To provide facilities of photocopy, faxing, scanning, printing, ticketing, telephone, internet etc. to passengers, meeters & greeters etc. The area would be provided by CIAL. The successful bidder has to furnish the interiors after getting approval from CIAL.

 

3.         Area: T3 front office space S306 of approx. 6.75 sqm.

 

4.       Licence for Business Centre will be for a period of 3 (Three) years from the date of commencement of the Business Centre as indicated in the Provisional allotment letter issued by CIAL to the successful bidders.

 

5.       The Licensee shall pay to CIAL a Monthly license fee which is to be quoted by the bidder in his bid form and shall be higher than the minimum rate specified by CIAL.

 

6.       CIAL has fixed a minimum monthly license fee of Rs.20,000/- for the licence.

 

7.       The monthly license fee quoted for the first year shall be subject to cumulative annual compounded escalation of 10% per year for each subsequent year of operation.

 

 

 

8.       The successful bidder shall deposit with CIAL a refundable interest free  security deposit. The IFSD shall be equivalent to 10 times the guaranteed monthly licence fee quoted for the first year i.e., Monthly Licence fee of first year multiplied by 10 and has to be remitted as demand draft favouring CIAL payable at Ernakulam.

 

9.   In addition to the Licence fee payable to CIAL, the Licensee shall be required to pay Utility Charges for electricity and any other services provided by CIAL. The Licensee shall also bear the cost of calibration and installation of electricity meter after obtaining approval from CIAL.

 

10.    ELIGIBILITY:Any agency/individual with experience in operating a business center shall be eligible to participate in this tender.

11.     The tender documents shall be issued to eligible agencies from the office of Dy General Manager (Commercial) on payment of Rs.1120/-, towards cost of Tender Documents in cash or by Demand Draft favouring CIAL payable at Ernakulam / Nedumbassery till 3rd August 2026.       

 

12.     The bid for Business Centre shall be accompanied by an Earnest Money Deposit (EMD) of Rs.10,000/- (Rupees Ten Thousand only) in the form of Demand Draft in favour of ‘Cochin International Airport Limited’ payable at Ernakulam / Nedumbassery.

 

13      The tenders without EMD shall be summarily rejected.

 

14.       The tender shall be in a two envelopes system. Tenders shall be submitted in two separate sealed covers (Cover 1 and Cover 2) as given below, super scribing the main cover as " Tender for Operat­ing Business centre in Cochin International Airport”, with the address of the accepting authority and address of the bidder clearly written / typed on the cover.

Cover 1. 

  1. GST Registration certificate
  2. Documents to show experience in operating business centre (GST certificate OR local government registration etc)
  3. Copy of PAN Card
  4. EMD in the form of Demand Draft.
  5. Unconditional Acceptance Letter.

 

Cover 2.  This cover must contain the following:-

  1. Financial quote in the prescribed Bid form 
  2. The tender document with all pages duly sealed & signed by the bidder.

 

        The Tender must be submitted to CIAL in accordance with this document and addressed to The Managing Director, Cochin International Airport Limited, Kochi Airport PO, Ernakulam, Kerala State, not later than 1500 hours IST of 4th August 2026 (the Bid Close Time as set out under the Tender Process). The tender document shall be duly signed and stamped. All amounts shall be clearly shown in figures and words. All pages, which form part of the tender document, shall be initialed and bear the seal & stamp of the Bidder.
